Query for the process of selling some portion of the land

I have a dc converted land at anekal chandapura road as its just 29000sqft i m not able to get the bmrda approval. But i want to sell some portion of that. Is it possible to do so, if yes…plz let me know. Wht if i get the b khata from panchayat for my entire land and then sell by doing like plots , it is possible to get the plan approved for construction by bmrda and then for that particular sites do my buyers gets the a khata?
