Query for the process of selling some portion of the land

I have a dc converted land at anekal chandapura road as its just 29000sqft i m not able to get the bmrda approval. But i want to sell some portion of that. Is it possible to do so, if yes…plz let me know.
Wht if i get the b khata from panchayat for my entire land and then sell by doing like plots , it is possible to get the plan approved for construction by bmrda and then for that particular sites do my buyers gets the a khata?

Can I get a Khata for DC converted sites?
DC conversion is when the District Commissioner approves the use of land for purposes other than agricultural. The landowner has to apply for DC conversion in accordance with Section 95 of Karnataka Land Revenue Act. If the land has been DC Converted, an A Khata Certificate can be obtained by the owner. 22-Jan-2021
What happens if DC conversion is not done?
As per the government records, the vacant land remains agricultural land because the landowners made an illegal layout without layout permission. The authorities wont sanction layout approval as DC conversion hasnt been done.
How do I verify DC converted sites?
Property Title Deed
Copy of the mutation record
Copy of Form 10 stating occupancy rights.
No due certificate from village accountant
Copy of certified Land Tribunal Order
Certificate of Zonal status issued by the Urban Development Authority (or Town Planning).
What is the difference between Bmrda approved and DC converted?
The conversion is required to make the land suitable for commercial or residential use. DC conversion is necessary to ensure that the land can be developed legally.
