Query about Buildup area in property

After discussion with builder I bought flate which size of 728 sq.f. buildup area +403sq.f. terrace area. But in agreement they show the 623 sq.f. buildup area +403 terrace. I request my builder for variations of 100 sq.f. he explained me that officialy coz plan has been passed in municipal corporation we are authorised to write according to plan passed on paper. But I paid according to 728 sq.f. now I am confuse what shall be next step from my end? Pl guide me.

Dear Sir Ji. There should be no difference in the area at all. What ever area has been actually built the same should be on the paper. Otherwise, your excess area is un-authorized area for which you can be penalized.

Please go through your builder buyer agreement if the rate is given per sq feet and you have paid for 728 sq ft u can drag him in legal matter, if you have been charged extra.
OR you need some evidence that you were promised more area.
