Purchasing property owner asking for complete payment what to do?

good morning sir, sir entered a sale agreement with site owner and paid advance 50% ,remaining will be paid at the time of registration in next month. but today he is expecting another 40 % amount immodestly to release documents with bank i agreed the same. hence please advice what i need as document for further or shell i get in writing on same agreement papers.
