Purchasing property left interstate from NRI -

I am finalising a property in Kerala whose current owner is in Australia. His parents passed away interstate and he is the only legal heir for this property. He is married and settled in Australia with his Australian wife and a minor daughter. How do I proceed to purchase this property ? What all precautions i should be taking to safeguard the whole transactions? How do we ensure that the minor's interest in the property are taken care and settled to avoid any future claims ?

if the legal heir is a foreign National at present who is born to indian citizens, he can have the oci card. the mentioned should have the heirship certificate of the deceased parents and by making use of the same, registration can be done.
