Purchasing a Residential Land from ST

I am purchasing a Residential land from a ST. He is a railway employee from other state and had purchase this property as an investment from general category person.
I want to that if i will purchase this property and proper registry will be done, sonit will be legal or any issue can come in future.
if you are going to purchase land from either Sc or St. you have to follow some steps, otherwise you will face the consequences in future you have to arrange some documents to get permission for land purchase
