Purchased a land but buyer creating problem in selling the property

Hi Sir , I have purchased a land in 2013 from my relative by paying 4 lakhs and made an agreement on 100 Rupees note with his signature and 2 witness signatures.Now I am trying to sale the land but that person is not allowing others to come and buy.He is telling to buyers as the land is in pending and still he holds the land.Please suggest how to take action on him legally.
Yo have to challenge his case properly before the court on the basis of registered sale deed document in your father's favor.
The vendor and his nephew may be in collusion to file this case to grab money from you people hence do not budge to any pressure.
Actually it is the vendor who has to reply to the case whereas h may become exparte leaving the matter to be decided against you because he is not available to answer to the court to answer to the partition claim made by his nephew.
You may engage a good lawyer to defend your case.
you dont file any case against him in a hurry, it will go against you at one stage when you will not be able to follow it up or your lawyer colludes with the opposite side.

Unless and until the sale deed is registered at sub-registrar office where the property is located and after payment of stamp duty and registration charges prescribed by the government, the sale deed is INVALID in eyes of law under section 53A of transfer of property act.
However you can always file a case under contract act saying that though the other person has received the sale consideration, he is not coming forward to register the property and hence may ask the court to direct the seller to register the sale deed at his cost.
