Purchase of under construction flat from builder.........

A builder is making apartments for sale in owners land and i have agreement with the land owner for a flat. Now, I have booked the property and i have paid 20% advance and my loan for rest 80% has been sanctioned. Now my finance agent is saying : 1. To register the flat and the building is still under construction. 2. The agent is saying that the registration will be done by the land owner as he is first party and same will be transferred to me afterwards. As i am new to deal with it kindly help me out regarding the procedure of registration.

Sir, generally a promotor/contractor make an development agreement with the original owners and The owners also execute a POA(power of attorney) in favour of the contractor. I suggest you to find the clauses your agreement for sale about the quality of materials, wooden quality, available facilities. If it is ok, then register it.

You need to check all the papers of ownership of the property before making such payments. Anyways, in case of registration, the deed needs to be a Tripartate Deed, where the land owner, the promoter and you are all parties.
