In Visakhapatnam, a flat sold in 2000 was registered at 1000 SQFT, though its actual size is 1500 SQFT. The owner claims the lower registration was to reduce stamp duty. I want to buy it and correct the size to 1500 SQFT, while a local advocate states it cannot. If I proceed with the purchase, I'll have to accept the registered size of 1000 SQFT. The owner argues that since the undivided land share is correct, the current flat value matches the land's value and so SQFT doesn't matter. Help me.
