Purchase of an apartment in lake buffer zone in Bangalore

I am looking to purchase an apartment in , Tower 21 in Harlur road. The base of this Tower is 30 mtrs from the boundary of the adjoining rejuvenated Kasavanahalli lake, immaculately maintained by BBMP! There is however a driveway within the 30 mtr buffer zone. The project was approved in 2012-13 (NOCs from Fire Force Dept, HAL, BESCOM, BWSSB, KSPCB, SEIAA, BSNL) adhering to the then norms of 30mtr buffer zone from the lake. In May 2016 ruling, NGT increased the lake buffer zone to 75mtrs. BBMP clarified that this ruling is prospectively applicable and previously approved projects will not be affected. The Tower received Occupancy Certificate in January 2017 and is also approved for loan from SBI. Both the builder and SBI Bank manager have convinced me that there is absolutely no violation in the apartment. Is it advisable to go ahead with this purchase? I also have the legal documents which I would like legal opinion on.

Please check is the concerned authorities have given NOC and take legal opinion. As per your facts narrate, is ok to buy the said subject. But you should take legal opinion on the basis of the document provided by the builder. You can contact any advocate.
