If you have already executed a valid Agreement of Sale and received advance consideration, a subsequent increase in the Government Guideline Value does not, by itself, entitle you to unilaterally alter the agreed sale consideration or refuse performance of the contract. Subject to the terms of the agreement, the purchaser may seek specific performance and enforce the contract through a competent civil court. Before taking any decision, carefully examine the agreement conditions, timelines, and default clauses. Any attempt to back out solely on account of a subsequent increase in market or guideline value may expose you to legal proceedings and financial consequences.
