We are planning to buy a 'A' Khata property in Bangalore from an NRI. He is residing in Dubai. Please advise us on what all documents we need to verify him and his ownership on the plot. Are there chances that there can be litigation or case be applied even on 'A' khata properties later after buying. Please advice. Thank you.
A khata property are always safe to buy. you need the sale deed by which NRI has purchased property. katha certificate, katha extract, tax paid receipt of the property. encumbrance certificate of the property etc mainly. you need to contact an Advocate with all these documents and get legal opinion on it.

litigation will be there for all the properties irrespective of A Khatha or B Khatha if the ownership of the property is not good. therefore you need to verify all the title documents, revenue documents etc., to ascertain the valid ownership of your seller.
khatha is not a title document.
