Property Name transfer with registed GPA n unregistered sale agreement

We brought land 10 years ago from our relative by money..it was only registered by GPA that mentioned we can use and sell the property but it doesn't mention any sale amount..my parents had shortage of money to pay stamp duty that time..but it was made unregistered sale agreement which is mentioned the sale amount along with GPA number ,mentioned that GPA is irrevocable and genuine.. the principle seller was deceased 8 years ago.. she has legal heir.. they also signed the GPA and sale agreement and never came back.. now we want to registered the patta and get loan to build house.. now only we came to know the sale agreement was not registered , only GPA registered.. kindly advise to solve this issue.. If we take this issue to the legal heir of deceased seller..they will again demand for money...and also deceased person death certificate and legal heir certificate also not registered yet ..they land just 300sft.. if anyone advice to resolve this issue.. we are financially weak

POA is only valid till the death of the principle..So the POA gets cancelled automatically..Even if the death of him was not registered, for the execution of any deed by using POA the life certificate has to be produced..only way is to get registered by the legal heir of the deceased
