Property inherited in will for which i have poa is to be sold

My father has given me a flat in his will which he has declared while hes there .he has also given me a POA to look after the same..ow i wish to sell the flat using this poa.ow post sale will the proceeds cpme to me or my father?i am a hindu.

You may sell your property only if your POA expressly provides you with the power to sell. In the absence of such power, a sale made by you will be treated as null and void. The proceeds of the sale shall naturally belong to your father unless he expressly and unequivocally bequeaths the flat to you. Further and better particulars are needed for an effective opinion.

You can only sell the flat if POA has a clause which says you're authorised to effect the sale of the property. The proceeds will belong to your father. Will only operates after the death of the person making such will.
