A property is having loan in an bank and also it is sub registered to other person who to fix this problem
usually when there is a loan on house property lender Bank registers a mortgage over it which reflects in records and such property cannot be transferred to other's name. And even if it is transferred the lein of lender bank over it continues. The aggrieved person can get the transfer cancelled if proper grounds are made out.
