Property gift deed first holder to their son

My father first holder in flat and second holder is my mother we want to change first folder name to son. What is the actual process. Property documents are lost we are already file missing complaint for documents and duplicate documents collect in respective o register office. Please suggest next process how to do who and what will be charges. We really appreciate for your your help in advance.

This is my response to you: 1. Obtain certified copies from registrar office; 2. Make a gift deed and transfer to the son; 3. Once signed then you will have to pay stamp duty; 4. Consult a local lawyer and take steps.
