U cannot transfer the property in wife's name without registering the said Agreement of Deed of Gift(if doing it on love and affection) and Sale Deed (with monetary consideration).

It is clearly written in Registration Act 1908 in section 17 that a GIFT DEED has to be compulsorily registered and also any property having value above Rupees Hundred has to be registered.

Therefore just by doing a notarized Deed of Gift, title of ownership will not transfer onto your Wife , for transferring ownership rights, the said Deed of Gift has to be registered with the concerned sub-registrar of Assurances.

1. कोई भी संपत्ति जोकि, चल एवं अचल स्वरुप क़ी हों , अगर वह संपत्ति का मूल्यांकन 100 रूपये या उससे ज़्यादा का हैँ , तो आपको उस संपत्ति का रजिस्ट्रेशन कराना अनिवार्य हैँ |

3. कानून क़ी भाषा में , नोटरी एवं रजिस्ट्रेशन में काफी फ़र्क़ होता हैँ. नोटरी हमेशा सरकार मान्य नोटरी अधिकारी हीं करता हैँ और रजिस्ट्रेशन रजिस्ट्रार कार्यलय में सरकार मान्य रजिस्ट्रार अधिकारी करता हैँ |

4. आप रजिस्ट्रेशन हीं करवाये |
