Procedure to transfer property in wife's name

I want to transfer all my assets to my wife but not liabilities linked to it (loans). Is there any legal way to do this? I am not looking for fresh registration for each property rather some agreement effective from specific date - for ex - Mar-2017. 1) has your father made nomination of flat in name of mother?

2) who are other legal heirs of father?

3) apply to society for transfer of flat in name of mother .

4) other legal heirs can submit gift deed/ relinquishment deed relinquishing share in flat in name of mother

5) society would transfer flat on execution of indemnity bond

6) if society refuses to transfer you need letters of administration from court

You can get relinquishment deed made in the form of family settlement by drawing memorandum showing oral settlement by way of past dated transaction then registration is not required for separate asset and can heads effective in future data.
