Procedure to sell property without registration

One party has bought a property in 1992 without registration and asked for 3 months time to pay the amount. The payment has been fully paid after 3 months and the position has been handed over to the party. Now the party wants to sale the property to another party. Please explain the legal procedure for the same. Religion : Hindu

Property in question might be of Natham or Grama Natham and anything alike (can be decided only on seeing the Documents. As per the Transfer of property Act any Immovable property (Such as land, building) will have to be registered to effect the transfer. But there are properties which can not be registered due to deficiency in Title and unapproved by the Government of Tamil Nadu (Not validating the possession by giving proper Patta). Such property are transferred by the people binding themselves through a unregistered document in which parties agrees to transfer as sold. However if you are in possession for a long time and paying necessary taxes you may Obtain a proper patta you can sell it to anyone and the same can be registered. You may consult a good property lawyer in your locality to get clarity.
