A person can transfer his self acquired property in any manner he wishes to so there can be no restriction on your grandfather in the manner he wishes to dispossess his property.
But just try to find out if the person to whom your grandfather is transferring the property is exercising any undue influence on him because in such a case the legality of the transfer can be questioned.

Is the property/assets of your grandfather bought by him on own earning or the same is HUF Property ? If the asset/property is of HUF , your grandfather can't deny to give share. But if it is otherwise, then there will be some difficulties. Contact a good lawyer.
