Procedure of selling a single owner house in partition

07-Aug-2023 (In Property Law)
I constructed a G+3 residential house with the loan from a bank. The building plan is sanctioned by the corporation for the residence of three individual families. Now I want to sell separate floors individually. What preparation should I do so I can sell it without arising any legal issues? Also, what are the tax liabilities after selling it?

As you said if the house is your share in the partition property and has a partition deed registered to that effect then you can sell it to any buyer by executing necessary documents in favour of buyer.

The information provided by you is not sufficient to satisfy your doubts, for that at least we have to go through the sanction plan, tenure of the land whether freehold or leasehold. As you said, there are only 3/4 units in the building, no society or Association of Apartments can be formed, hence you have to sale the units as structure + share in the land. For capital gain or other tax liability, it depends upon the Index value of the property.
