Procedure for property title verification before purchasing it

Sir, We are planning to purchase a plot from a developer, the Layout is HMDA Approved. Still, we would like to check whether the property is clean and free from legal obligations/litigations. How much would be the fee for the same? Also if we want to give a public notice in news paper, to mitigate future litigations if any, will you provide such service.

Hi, As you said that you get legal opinion you have to send all the copies of documents link and updated encumbrance certificate. Public notice can be given only if all the documents verification is ok. Call us through website for assistance

Mere HMDA approved doesnt ensure that the property is free from any litigation. title verification has to be done based on documents provided by the developer and the extent of the rights of the developer over the said land. giving of public notice is strongly recommended though not mandatory under Transfer of property Act prior to purchase in addition you/advocate on your behalf have to make enquiries at registrar, tahsil office. consult for complying the necessary formalities and for fee.
