Power of attorney to non blood realative

Hi sir
I am buyer of property whoes has 2 owner. Mother stay in UP and son in usa (resident) now due to current situations who issue power of attorney in whoes name so I get 100% undisputed title.
Plz I tell u one more thing there is no blood realative in Mumbai . Thanks for guidance.

owner oppoint one common POA holder. on behalf of them. this POA holder do register of sale deed.
in your case owner who is residing at UP she can do one register POA holder. and owner who residing at USA he can oppoint same POA holder he registered this POA at ambesy at USA
