Plot regularization and sub division approval

Sir/MadamnWe are now going to buy a plot which is one of the sub-division approved plots.Plot 10 belongs to survey no 59 and plot 13 belongs to survey no 60.Owners of both the plots joined both the plots and divided in to 4 sub division and got Sub division approval from Chennai corporation.In this case Plot 10-got regularization approval and Plot 13 doesn't have regularization.Is Regularization necessary for plot 13 ? since they already got sub- division approval nplease educate us

Normally regularisation must be for the entire extent of the plot to be purchased by you. If you raise any construction on the nonregularized portion that will create unnecessary issues and expenses. Therefore it is better to regularise plot 13 as well.
