Paid money for share in the property now claiming share what can I do

Hi, we are Hindus and have a property(of about 450 sq ft) in Gurgaon different from the one that we are living in. This property belonged to my grandfather and his brother. Now, there was an agreement between the two families in 2004 wherein my grandfather got sons and daughters of his brother to sell their portion. All of them signed an affidavit mentioning an amount of 2.5L in exchange of their portion of the property, so that my grandfather is the only owner. My grandfather passed away in 2011. Recently, they are claiming 50% rights on the property again. How do we claim this as 100% ours?

Whatever claim regarding your deceased grandfather intestate property is concerned, if agreed and relinquished by your father’s sisters in your father’s favor, neither they nor their daughters or sons shall make any claim afterwards. Especially when the shareholder who has relinquished her rights to your father and released her share in your father’s favor by a registered deed is living now, she will not have any more rights.

If there was a proper family agreement signed and the affidavits given and they were both duly registered and attested then those documents are proof of a valid agreement entered into by both parties without any coercion and you can claim the rights over the property in accordance with the succession laws for Hindus. Important factor will also be as to who is in possession of the same. More can be told only on reviewing all the documents.
