Without registered sale deed in your favour and khata in your name, there is little you can do to prove your ownership. Have you been paying tax on the property? Have you been in possession of the property? If you have been in possession of the property, you can claim adverse possession.

Will you, please, be more elaborate? Did your grandfather register the land in his name? What do you really mean by “agreement bond” favoring you? What happened after this? Who is this seller whom you are talking about, please?
Your questions are not very clear. Hence, firstly, provide the background. Next, let us know what really transpired. We can help you.
