Ownership transfer in case of spouse death

I have a joint property flat with my husband, recently he died in an accident. We have a 5 years old son. And he also has alive parents currently. Pls guide the process to get the flat transfer fully on my name and I want to sell it to relocate to our home town. I have to sell this property as I can not pay the EMIs.

You to file an death certificate before the sub registrar and his legal heirs including you children's and parents have rights over his share if they are not objections get a release deed in your favour and get a fresh khatha making entry in records
