Ownership transfer in case of spouse death

I have a joint property flat with my husband, recently he died in an accident. We have a 5 years old son. And he also has alive parents currently. Pls guide the process to get the flat transfer fully on my name and I want to sell it to relocate to our home town. I have to sell this property as I can not pay the EMIs.
it appears that the house is having a Bank Loan still to be repaid. if your name is not given as a co-borrower you have to approach Bank to somehow get your name as successor and then decide whether bank will continue the Emi in your name ?
