Owners son is asking tenant to vacate commercial building

My owners son is asking me to vacate(i'm a single women running fitness center). He is not giving any written notice. My agreement is valid only for 2 more months where as he is asking to vacate in 3 more months by that time agreement will be lapsed.He says that he will return deposit (4.5 lac) only after vacating since he has to check for damages. He is a local guy and in congress party. I scared if he will not return my deposit amount by threatening me or using local people. I heard that he has locked the building for the previous tenants who were running a hotel (i have seen their things related to hotel when i initially visited this place before 3 years) too and not returned their deposit.

There are many instances where owners either take too long to return the deposit amount or don`t return it in full or in part. It appears that you are anyway not getting the lease renewed, To face a situation of that person putting a lock on the premises, to be on the safer side you better file a suit against vacating before lapse of agreement and for return of the deposit amount, so that all will happen before Court as per Law.

1. In front of law, it does not matter which political party he belongs to. If he commit anything against law then he would be punished according to the law.

2. Coming to your query, Only owner has the right to renew Or end the agreement.

3. It would be illegal stay if you continue to stay even after expiry of the agreement. If you wish to continue the agreement then you can discuss with owner of the property to get it renewed Or you can send renewal notice before 21 days of the expiry of the term.

4. You can file police complaint against owner's son, In case you get harassed by him.
