However, a small portion of the project—about half an acre—is under dispute(where my falt falls), while the remaining 4 acres are clear and legally compliant. Given that the project has all the major approvals (OC, RERA, SBI), is it still safe to proceed with the purchase? Or could this disputed portion create legal issues down the line? if i want to go an

Given the disputed portion of the project, it's crucial to exercise caution. Although the project has major approvals like OC, RERA, and SBI, the disputed land could lead to: - *Potential legal issues*: Disputes can lead to litigation, delays, or even demolition of structures. - *Title uncertainty*: The disputed portion might affect the marketability of the property. To mitigate risks: - *Verify the dispute*: Understand the nature of the dispute, parties involved, and potential outcomes. - *Check for indemnity clauses*: See if the developer has provided indemnity clauses or guarantees for buyers. - *Review sale agreement*: Ensure the sale agreement addresses potential risks and liabilities related to the disputed portion. Consider consulting a property lawyer to assess the risks and provide guidance on the purchase. They can help you make an informed decision and negotiate terms that protect your interests.
