NRIs - Property Sale deed registration from out of India

1. We (my wife and Myself) are willing to buy a property in Prayagaraj.
2. Property to be purchased with plot loan from bank so property has to be registered in my our name(s).
3. We are unable to visit India to get sale deed registered.
4. My mother in law (my wife real mother - blood relation) is in Prayagraj.
5. We were thinking if we can issue a power of attorney from USA in my mother in law's name so that she can get sale deed registered in our name.
How to such property registered?
yes you can purchase land by using the power of attorney on someone's behalf
but you have to inspect all the documents of property so no future disputes will arise
you need to check all the paperwork and documents

such property will be registered through the power of attorney appointing a person to administer the sale the power of attorney duly filled in and notarized. definitely you can operate from usa you can authorize your mother in law provided she fulfills some condition
