Not getting Refund from a Real estate company

We signed an MOU with a firm to buy a property and gave Rs 1lakh as a token/agreement amount while signing the MOU. In this MOU, it is mentioned that the refund will be issued in case of loan is denied against the property. The bank has rejected the loan due to unavailability of documents and we have provided the bank rejection letter to the company. Now they are not returning the money stating that we are cancelling due to personal reasons and we should try another banks. What can we do in this

if one back has rejected your loan due to unavailability of some documents another bank also is likely to do the same. it is also important to know which document is unavailable because that may be a vital document. you can contact me for wish to that company to refund your advance amount.
