Nominee in a flat can i legally sell it what documents required

i am a hindu. my wife died intestate. i was nominee to the flat. society transferred flat to me. i have two children .the three of us are the legal heirs. they have given an affidavit stating they have no objection if i sell the flat and appropriate the proceeds.I have given newspaper advts in two news papers. there are no claimants. what further should i do before selling.

Dear Sir/Madam,

When you are a nominee for the flat then by default society sholuld transfer flat on your name.
Now most important is that you obtain no objection certificate from society for selling of flat after that you can sell your property.

Your wife died intestate and left behind you and your sibling . You now become the absolute owner of that flat . As you had all-ready given public notice and no objection received you can take title and search report .
