Nominee deceased what is the next step

Hello Sir,
My Father had kept my Grand father as nominee along with Me, my mother, sister & brother each comprising 20%.
My grand father is expired, however later my father too. We moved the ownership of the flat to Mother however my grandfather nominee is still present. Can't we remove the name from the nominee list as i am want to change it to my name.
What are the legal steps which needs to be followed.

U need to execute an registered Agreement called DEED OF RELEASE , making all other legal heirs party to the deed as Releasors (releasing their rights ) and yourself RELEASEE (to whom rights are released) .
Deed of Release has to be registered witht the sub registrar of Assurances.
