Need to ask a few questions regarding my new land purchase

31-Mar-2023 (In Property Law)
On 25th March, 2021 I have purchased a land by registering a sale deed on A.D.S.R. Matla, Land area 2 kattah Price 230000 Paid on account payee Cheque on the name of Seller. Cheque no. Mentioned in deed and seller declared he is the only owner and there is no case or loan going on this land. My questions being a 26 years old and first time property buyer. 1. Can I get my land mutated with the sale deed? 2. Can the seller resale the land to someone after the deed is registered? 3. Can seller's son or daughter or wife in future claim the land? 4. The Mutation record says the name of 2nd last Sellers name on online records. ( Mr. X sold to Y, Y sold to Me, land mutation record shows Mr. X's name on records) Will be a problem in future? 5. Can I change my land type from Shali to Bastu after getting mutation certificate? 6. I purchases total of 1440sqft land (2kattah) am I allowed to build house in 1000sqft of it? Please help.

Sir, after Sale deed has been registered in your name you can apply for mutation and conversion of nature of your land from shali to bastu, just make sure the seller name has been recorded and he must clear all the dues till the date of time of registration. After registration and paying of proper stamp duty to the government you will be entitled as the absolute owner of the property and also you can do as you feel like on your property but for construction their are many procedures which you have to follow beforehand.
