I have perused the contents of your query. Return of earnest money or bayanaa will depend upon the terms and conditions of the agreement to sell. It is advisableto get the agreement to sell drafted and vetted through a lawyer to clear any ambiguity and avoid any future litigation

you want to know about the beyana /Agreement and you also stated that documents are not clear,and wether return the double amount which was received by you . first of all you send the legal notice to the seller of the property.
