my wife wants to relinquish her right on a joint property

We hold a joint property in mumbai in which my wife has decided to relinquish her right. What is the procedure to transfer her share to me and what is the stamp duty charges
Stamp Duty in Mumbai (Maharashtra):
₹200 fixed (if transferred to a spouse or blood relative).
1% of the property’s market value (subject to a max of ₹30,000) if transferred to others.
A gift deed
Stamp Duty in Mumbai (Maharashtra):
₹200 fixed (if gifted to a spouse or blood relative).
3% of the property’s market value if gifted to others.
