Was that a Registered Gift deed executed by the mother? You can launch legal action both under civil and criminal law. Make sure the property gifted and sold are one and the same. Compare the schedule and boundaries .
The sale is void and legal steps shall be taken.

Under Hindu law a women's property is an exclusive property of hers. She can deal with her property in any manner she likes. Only if one is owner of the property he or she can gift the same . The gift is complete on its acceptance. Except you no other has any rights to the property. Your sister in law cannot sell the property gifted to you Since you have not mentioned whether that the gift is registered one or not? If it is registered you rights under the gift deed is absolute. If it is not registered then the problem arises. What you have to do is to sue for cancellation of the document through which your sister in law sold the property. You can also file the suit for claim for mesne profits if the property is in possession of persons other than you. You can also seek recovery of possession if you are not in possession of the same. Your query does not say any thing about in whose possession the property is. If your sister in law is not the owner then how can she sell and in what capacity?. The query raises lot of legal possibilities. You should give us entire details.Only then we will be able to advice you properly.
