Maintenance charges same for different categories of flats

Sir, Iam from hyderabad, Iam the owner of one of flat out of 15 Flats in Residential apartment. 5 No.s Flats are having 2300 Sq.ft 5 No.s Flats are having 1500 Sq.ft 5 No.s Flats are having 1104 Sq.ft I owned 1104 Sq.ft flat. But the apartment committee is collecting the Maintenance charges 1400/- per month is equal to all. If iam raised that point, they told that in last 4 meetings all are agree for the equal amount. In that time iam not purchased that flat. Sir, please tell it is any act or rules are there for that problem
Maintenance charges are to be charged per square feet of built up area only.
Please note that there is no specific law for guidelines on maintenance fees (Only the state of maharashtra has one) .
However you can challenge the maintenance fees being equal to all , when the flat sizes are totally different on the grounds of equity and natural justice. As per law, if a contract is not equitable and against natural justice , then it is void.
Issue notices to flat owners association and file a civil suit on the grounds of unfair treatment
