Living on a land for last 20 years but not registered do we have right

My father baught land form his friend & he didnt do registration at that time. We are living on that property since 1992. I construct one house & paying house tax last 3 year & have electricity bill last 20 years. Land owner not ready to register that land under my name. He is asking huge amount we i cant pay. Plz advise legal action.
