Legality of sale deed agreement vs sale agreement

I have a land of totally which compiles about 800 square yards which i got SALE DEED AGREEMENT in the year 2004. But a part of my land which is 266 square yards is already got under SALE AGREEMENT by other person in the year 1993, and he made SALE DEED AGREEMENT later in the year 2008, for which we already made SALE DEED AGREEMENT in the year 2004. So, Who is the legal claimant of the land and who may win the case if gone to the court
