Legal remedy against Builder refusing to refund token advance

I have booked a villa by giving a token advance of 2 lacs. We have a registered MOU about the deal. I told the builder to cancel the deal due to some reason. Now builder refuse to return my advance money. What shall I do now??

Dear sir, we have review the mou entered between the builder and you, If any clause regarding the cancellation charges in case of booking cancellation or any other clause may be mentioned to safeguard themselves.

Please verify your MoU about the termination clause. If you had agreed to cancel / terminate the contract within agreed period, you can cancel the agreement by registering a deed of cancellation. Notice to Vendor in writing by RPAD is mandatory.
