Legal Implications if gets delayed for registration of the property

I purchased a property on june 28 2017 in landlordship ( pagadi bldg. ) in mumbai. Four months are about to be completed but i have not registered my property due to some reasons. Full consideration amount has been paid to the seller. My ? is upto what time limit i can get my property stamped and registered. What are the penalty after due date as i am not available in mumbai for some reasons for another 2 - 3 months. What if i pay stamp duty before completing of 4 months. Will i get grace period without penalty to register my property after 3 months from today. I am a Hindu. Please Reply. Thank you

Any document you want to register shall be properly stamped. Stamp Duty has to be paid before or at the same date of execution of agreement and if you don't pay at these dates then you will have to submit you agreement for adjudication and the adjudicating officer will evaluate and also levy penalty. Further, any document executed has to be registered within 4 months of execution and if you don't then you will have to apply to sub-registrar office for condonation of delay and the officer may condone the delay and allow you to register the document with penalty which may be upto 10 times of your actual registration fees.

Penalty - If you fail to register the document within four months their is provision for fine of ten times of the registration fees.
Stamp duty - Payment of stamp duty within four months will not suffice the need as the ten times penalty is for delay in registration of document.

Grace period - You need to convince the authority with proper reason for delay in registration of document.
