Lease Agreement for Uttarakhand

I'm in talks with a landowner (agricultural land) in U.K. to lease his 9 acre land parcel on which I plan to construct and operate 4-5 cottages for tourism purposes
1. He along with his joint family resides on the land and plan to stay there in the future too. They will also carry on their agricultural and cultivation activities.
2. The land owners are 3 people - the landowner, his brother, their mother.
3. I plan to enter into a 20 year lease agreement - there will be an annual rental payment
on a per cottage (or room) basis.
4. He has already leased part of his land to the Government Tea-Board.
My QUESTIONS are -
1. What's the exact procedure for drafting a lease agreement? What points need
to be AND can be included in the agreement.
2. How much will a lawyer charge for drafting the agreement ? Also, how do i know if the
lawyer has done a good job & not simply copy-pasted
3. In case of agreement breach by either party - what powers does the court have?
There is no set cookie cutter mechanism for drafting lease agreement. It must be noted that a lease agreement is essentially a contract and needs to be tailor made as per the needs of the parties. Charges vary depending upon the subject matter of the lease agreement, quality of the lawyer etc. A copy paste job is very evident as it simply won't be tailor made. In case of breach, the aggrieved party has the option to sue the other and claim damages and compensation.
