Land sold by kul but not transferred to purchasers name

I have bought a land from kul by sell deed agreement however the land Is not yet transferred on 7/12 and on purchasers name. Now the kul is dead and his childrens are alive. If I approach to heirs they can demand money. Can I transfer the land which I purchased from kul without giving any information to heir.
