Land sale agreement (Puroni) as proof of income to deposit in bank

Hi. I have put on my agricultural land on sale and took some advance money by writing Land sale agreement (Puroni) with the buyer. The registration will be in January next year. But i wish to buy a house before that, for which i would like to register it in next two months.I came to know that during registration process i need to pay the seller of the house, the market value of house through cheque. Can i deposit some 20lakhs in my bank savings account showing Land sale agreement (Puroni) as proof of income so that i can produce cheque during house registration? Is it taxable?

you need to pay as per agreement terms. however fee is payable at m.v. or sale whichever is higher. so to avoid people undervalue it. your paying to seller is consequential. consult for proper legal steps guidance.
