Land boundries difference in document and dtcp plan

We bought a new shop site. We went to legal opinion and encumbrances certificate everything is clear...seller gave original mother document.. ... document measurements in four side are different from dtcp approved plan. How to overcome this?
The measurement of the site has to be mentioned as per the dtcp plan
If it is mentioned as otherwise you need to rectify it after survey with the help of surveyor and the dtcp sketch
Ask the owner why they mentioned in contrary to the dtcp plan

The measurements of the site should be the same in the lay-out plan approved by the DTCP and in the sale deed, If there is any discrepancy, seek explanation from the lay-out promoters, and revert to me with their response, in order for me to render you proper advice.
