Issue of Title Deed for commercial establishment on colony land

My father was the owner of a shop for more than 30 years. But I do not think the shop was registered or there is any valid title deed for the same. My father died intestate and I am not in a position to continue the business. We have valid trade license and electricity bill for the shop in my mother's name. Is there any procedure to obtain the title deed under such circumstances or any other course of action if we want to sell the shop?

First you can sell a property only if you are owner of the said property by virtue of valid registered title / sale deed standing in your name or in the name of your predecessor in intrest ,and the electric bill and trade licence are docunents which merely determines your possession in the said property.

Kindly make a search before the registry office where this property could have been had a deed registered with it and thereafter on making property enquiries with the either municipality or BLRO office where your father's shop was mutated with make enquiries as to the owner on the basis of the tax receipts and thereafter apply for mutation of the names of the legal heirs
