Is patta needed to register resale flat

I am planning to sell my flat. A prospective buyer is asking for a patta. Is a patta needed to register a resale flat?
Yes patta is necessary to get a valid and legal sale deed registered. Without Patta the title of the property may not be clear. It is mandatory and advisable to execute the sale after getting the Patta transferred in your favour.
