Is it legal a sale deed agreement of 2 guntha agricultural land ?

I purchased 2 guntha agricultural land through Notary. Constructed a house & it is registered with Grampanchyat. I got assessment utara from Grampanchayat With this assessment utara I done sale deed with owner of land. So is it legal sale deed?

No, it is Illegal. You can purchase Agricultural Land only when you are an Agriculturist. Secondly, you purchased the Land by doing Notarization. You should have done the Sale Deed's Registration first before registering your Property with Grampanchayat.

Yes you can purchase the two guntha land for the farm house for that you need no permission. if grampanchayat is already assessed you with charges then you simply asked talathi to mutate your name to the property extract.
