Individual Patta for UDS land, currently no joint patta

16-Feb-2023 (In Property Law)
We have 3 house build on 2400sq.ft area and each house has a UDS of 800sq.ft. (have common walls) Problem is now the patta is in the name of old owner who sold this entire 2400 sq.ft to builders, will it be problem in future. Is it possible to get patta for my 800 sq.ft land alone without involving other house owners. Also only two house owners are currently residing and 3rd house owner contact is not available and the house is locked for almost 6 years and third building is becoming weaker and destroying without any usages

In your case after purchase the property belongs to three owners and the uds was divided accordingly. In that case all the owners must try to change the name in the patta to a joint patta. Patta for individual uds is not given.
